- Conversion of a tobacco factory into an enterprise centre for the film industry. - The project involves creating a business centre dedicated to the film industry in an old cigarette factory. The budget, extremely limited given the scale of the site (± 27,000m2 of covered area with 10,000 m² of office space), forced us to concentrate on the basics.[...]
The main visitor entrance, located at the court level in an inside corner, was highlighted with a 20m2 coloured facade and its existing concrete roof was enveloped with polycarbonate. The central corridor was extended as the main axis of distribution on the ground floor. The cafeteria is located in a part of an old warehouse. The cinema has been situated opposite it.
The space between buildings above the cafeteria is converted into a patio when several windows are opened. The main circulations of the floors are organised around it.
The different volumes of the site are unified by the grey colour and the wood of the new joinery.
As far as sustainable development is concerned, the building offers the following credentials: automatic shading of the windows in the South, white roof membrane (reflective) to reduce the need for cooling in hot weather, power generation provided by a gas cogeneration of 120 KW and 3,000m ² of solar panels, water from the ground water used to cool the building during warm periods.
